The Process

New Construction
Design

New Construction Overview of what to expect w/ my services: Initially we'll start w/ a 'Dream list' which will compose of; as much information you can give me to help ‘get me into your head’ (communicate your vision and needs) in order to expedite the design process. This might include; A base floor plan maybe something that's 70%-90% what you want, and maybe; elevations, renderings or 3d photos of things you like. An address or plat of the property your planning on building on, anything that conveys what you want where it goes (geographically) and what covenants or bylaws we need to consider. From that point its really just a matter of the back and forth of the design process. Ultimately I will advise but the design will be the home owners, aided w/ plan views and 3D views to help w/ visualization. 

  Having had 35+ years in the industry I can help w/ knowing what's possible, efficient and ultimately inline w/ the Architectural norms, which even in a custom homes are always important for resale. Once we get together (virtually) and I get a little more information; I can give a rough estimate of what I think it will take to get a permit set of drawings for construction etc. 

  Cost: I bill out hourly and typically require 1/2 of estimated overall design cost as retainer to start, w/ the balance due upon completion. If the design process exceeds 30 days I will bill out the hourly total accumulated at that time. My cost is separate from any engineering fees (and Invoiced by Olive Construction and Design LLC) however my relationship w/ Kore-4 engineering, can aid a great deal w/ the efficiency of my work and where much of our (mine and Kore-4's) initial collaboration eliminate their initial legwork on the project it should be reduce their overall fees as well. 

 What You Get: I will typically provide; A Site Plan, Foundation Plan, Floor Plans, Building Sections, Details and Wall sections (as necessary), Roof drainage, Proposed Roof Framing and Schedules as needed. 

  Not commonly included: The city may need HVAC Plans and Electrical Plans as well as a Model Energy Code Compliance Cert. whether or not we need to involve Official (Stamped) Structural Engineering drawings will ultimately be determined by the Governing authority. Much of the time we are able to avoid this as long as our plans fit the guidelines of the IRC (international Residential Code) which we'll try to do

Remodel or Addition

Remodel or Addition Overview: What to expect w/ my services:The process varies a bit from new Construction With an addition or remodel commonly we'll start w/ an 'As Built' essentially a model of your home or affected area relating to the scope of work. This typically can account for up to 50% of the overall work. A portion of this work can be aided by you/the home owner to help reduce cost. If you're not able or would rather not; we can have "legs on the ground" there locally to aid w/ this. 

  In many cases w/ newer homes there's a lot of information documented online to aid me in that effort. From that point its really just a matter of the back and forth of the design process. Ultimately I will advise but the design will be yours/the home owners, aided w/ plan views and 3D views to help w/ visualization. Custom Home Building

With labor in great demand. We've currently limited our services to Design and Consultation. The current climate of rising prices and a shortage of skilled labor has placed an unparalelled burden on builders everywhere. Please ask for a referral of well qualified builders in your area if know of any I can have them contact you.
